How much can you earn renting your Koh Samui villa?

How much can you earn renting your Koh Samui villa?

You own a villa on one of Thailand's most sought-after islands. But is it working as hard as it could be for you? Here's what the numbers actually look like — from a team that has been managing Koh Samui properties since 2013.

The question we get asked more than any other is a simple one: "How much money can my villa make?" It's a fair question, and one that deserves an honest, data-informed answer — not a sales pitch.

At Siam-CS Management, we currently manage over 150 properties across Koh Samui. That means we see, in real time, what drives income, what holds properties back, and what separates a villa earning a modest side income from one that consistently outperforms the market. Below, we share what we've learned.

First, the big picture: what does Koh Samui's rental market look like?

Koh Samui welcomes over 2 million visitors per year. International arrivals — from Europe, Australia, the Middle East and beyond — have recovered strongly post-pandemic, and demand for private villa rentals continues to outpace hotel bookings in the luxury segment.

The island also has a growing long-term rental market, driven by digital nomads, retirees, and relocating families who want the comfort of a private home without committing to a purchase. This creates two distinct income opportunities for villa owners.

How much can a villa realistically earn?

The honest answer is: it depends. But we can give you a realistic framework based on villa size, location, and season.

Holiday (short-term) rental estimates

The figures below reflect industry benchmarks for well-presented, professionally managed villas on Koh Samui. These are conservative estimates — properties that invest in quality photography, dynamic pricing, and guest experience consistently perform above these numbers.

Villa sizeAverage nightly ratePeak season occupancyEstimated gross annual income
2-bedroom villa฿8,000 – ฿15,00065–75%฿1.5M – ฿2.8M
3-bedroom villa฿15,000 – ฿30,00065–75%฿2.8M – ฿5.5M
4-bedroom villa฿25,000 – ฿50,00060–70%฿4.5M – ฿9M
5–6 bedroom villa฿45,000 – ฿100,000+55–65%฿7M – ฿18M+

Long-term rental estimates

Long-term rentals (3–12 months) offer lower nightly yields but much greater income stability — no gaps between bookings, lower operating costs, and reduced wear. A typical 3-bedroom villa in a popular area like Bophut or Chaweng can command between ฿60,000 – ฿120,000 per month on a long-term basis.

For owners who travel or live abroad, a long-term tenant also gives peace of mind that the property is occupied and cared for.

What actually determines your villa's income?

After managing over 150 properties for 12+ years, we know that the difference between a high-performing villa and an average one rarely comes down to location alone. Here's what really moves the needle:

THE BIGGEST INCOME DRIVERS

  • Presentation — Professional photography and a compelling listing description can increase booking rates by 30–40% versus a self-listed property with phone photos.
  • Pricing strategy — Dynamic pricing aligned to seasons, local events, and competitor rates maximises revenue per available night. A fixed price year-round leaves money on the table.
  • Platform distribution — Being listed across Airbnb, Booking.com, VRBO, and direct booking channels simultaneously fills more of your calendar.
  • Guest reviews — A consistent 4.8+ star rating lifts search rankings and drives repeat bookings. It starts with the guest experience on the ground.
  • Maintenance standards — A well-maintained villa commands higher rates and attracts better guests. Small issues left unresolved compound into costly ones.

What about costs and management fees?

Gross income is one side of the equation. A realistic net yield calculation needs to account for:

  • Property management fees (typically 20–30% of gross rental income)
  • Utilities (electricity, water, internet)
  • Staff costs (housekeeper, gardener, pool cleaner)
  • Routine maintenance and repairs
  • Platform booking commissions (typically 3–15%)
  • Insurance

After all costs, a well-managed 3-bedroom holiday villa in a strong location can still yield a net annual return of 6–10% on property value — significantly above most comparable investments in Europe or Australia.

"Most owners are surprised by how much they've been leaving on the table. The gap between a self-managed villa and a professionally managed one isn't just convenience — it's measurable income."— Siam-CS Management

High season vs low season: understanding the calendar

Koh Samui's rental calendar has two distinct peaks. December through April is the primary high season — dry, sunny, and extremely popular with European and Australian visitors. July through August is a secondary peak, driven by school holidays.

May, June, and October are traditionally slower, though a well-marketed villa with competitive pricing can still achieve 40–55% occupancy during these months. The key is not to leave the calendar empty — a discounted booking during low season almost always beats no booking at all.

PeriodSeasonTypical occupancy (managed villa)
Dec – AprHigh season75–90%
Jul – AugSecondary peak65–75%
May – JunShoulder season45–60%
Sep – NovLow season35–50%

Is now a good time to start renting your villa?

Yes — and the window is narrowing. Koh Samui's rental market is growing more competitive every year. Dozens of new, stylishly designed villas enter the market each month. Properties that establish strong reviews and booking history now will have a meaningful advantage over new entrants in 12–24 months.

The owners who do best are those who treat their villa like a business — with the right partner to run it for them.
